Infrastructure Development and Residential Property Rental Values in Karu, Local Government Area Nasarawa State: Assessing Tenants Satisfaction

This study examined the tenant’s satisfaction on infrastructural availability and how it affects residential property rental values in Abacha Road, Karu Local Government Area, Nasarawa State. Using a descriptive survey design, data were collected from 132 landlords and tenants via structured questionnaire, with 122 valid responses (92.4%) analyzed using descriptive statistics, and Pearson correlation. Results showed moderate infrastructure availability (mean 3.31) and tenant satisfaction (mean 3.24), with annual rental values averaging ₦2,199,273. The study found out also that infrastructure availability did not significantly predicted rental value, though 95.1% of respondents believed better infrastructure would raise rents. The study concluded that rental values are currently driven more by property-specific features than neighborhood infrastructure, and recommended that government upgrade roads and drainage, landlords weigh property attributes when setting rents, and valuers use caution when relying on infrastructure scores to estimate achievable rental value
